> To maintain and service all the air-conditioning units and washer within the Demised Premises during the Term of Tenancy at the Tenant own costs.
> Provided always nothing herein shall make it incumbent on the Tenant to compensate for any major replacement or extensive repairs to the air-conditioning units save and except where replacement or repairs are caused by negligence of or misuse by the Tenant, its servants and/or agents or through lack of maintenance. (If provided)
エアコンなどの定期サービス・メンテ費用とテナントの落ち度（間違った使用等）で故障した場合はテナントが払うと言うことが書いてあります。落ち度などは無く普通に使っていて壊れた洗濯機はオーナーが直すのが普通です。
